Build From Land — Plot to Handover

Most people who buy a plot in Egypt become their own main contractor by accident — a mason through a cousin, a plumber who comes when he can, a carpenter who turns up after the tiles are already down, and fifteen invoices nobody reconciles. We take the plot instead. Soil investigation, drawings, licence file, foundations, frame, envelope, services, finishes and furniture: one contract, one programme, one number to call when something is wrong.

  1. 01

    Soil investigation & design

    Boreholes and a soil report before anything is drawn, then architectural, structural and MEP drawings — from consultants we work with, or from yours. The foundation type follows the report, not the habit of the last site down the road.

  2. 02

    Licence & compound approval

    We prepare and follow the building licence file with the relevant authority, and where the plot sits inside a gated compound we take the design through the community design committee and the revisions it asks for. Requirements differ by authority and by compound, so we confirm exactly what yours needs in writing before you commit.

  3. 03

    Foundations & concrete frame

    Setting out from the plot corners, excavation, plain concrete, raft or isolated footings and tie beams, then columns and slabs floor by floor. Steel is inspected before every pour and cubes are tested at 7 and 28 days, with the results handed to you rather than kept in a drawer.

  4. 04

    Envelope: blockwork, roof & render

    Red brick or cement block walls, roof laid to falls, waterproof membrane, thermal insulation and protection screed, external render and any stone or cladding on the façade. The house is made watertight before a single internal finish begins.

  5. 05

    Finishing & furniture package

    MEP first fix, plaster, gypsum, stone, joinery, glazing, paint, lighting and — if you want it — the loose furniture. The handover is a house you can sleep in, not a shell with a certificate attached.

I only own the land. Where do we actually start?
With the ground. A soil investigation tells the structural engineer what foundation the plot needs, and that single report changes the cost more than any finish you will later argue about. From there it is concept layout, full drawings, the licence file, then setting out. Owners who skip the soil report to save a few weeks are the ones who later pay for a raft they were told they did not need.
Who handles the building licence and the compound approvals?
We do, as part of the contract. We prepare and follow the licence file with the authority that covers your plot, and where you are inside a gated community we submit the design to the compound design committee and work through its comments — elevations, heights, setbacks, materials, and how site access and working hours are policed. What each authority and each compound requires varies, so we confirm your specific requirements in writing rather than quoting a rule that may not apply to your plot.
How long does it take to build a villa from land?
As a working rule, five to eight months to a finished shell and five to nine months of finishing, with the two overlapping once the frame is up and watertight. The things that move the date are approvals, structural changes you ask for after the frame is poured, imported material lead times and slow decisions. We give you a dated programme at contract and a weekly written update with photographs against it.
Why one contract instead of hiring the trades myself?
Because coordination is the actual work. When fifteen separate trades answer to you, nobody owns the gap between them — the plumber drills the beam, the tiler covers the leak, the gypsum man closes a ceiling over an untested joint, and every one of them blames the other while you pay twice. Under one contract that argument happens inside our business, at our cost, and the programme is ours to hold.
Can you build in the North Coast while I am abroad or only visit in summer?
That is a large part of what we do. Coastal work is built in the quiet months, with a weekly written report, dated photographs and video walkthroughs so you are not relying on a phone call from site. Compound rules in Marassi, Hacienda Bay and Almaza Bay also decide when heavy work is allowed at all, which makes the winter months the real working window. Specification is written for the location — salt-resistant fixings, coated metalwork, proper roof and terrace waterproofing — because sea air punishes anything chosen for a Cairo villa.
