Anyone who gives you a number for a renovation before seeing the unit is guessing. We do not print prices on this site, and we tell you why. What you will find here is the list of things that genuinely decide the cost — read it before you ask anyone for a quote, us included.
Levels
Four levels of finish,
and the difference is in the work itself.
Economy finish
Plaster, ceramic floors, emulsion paint, standard doors and windows, standard electrical and plumbing. Right for a rental or an investment unit.
Lux finish
Porcelain or local marble in the reception, gypsum board with concealed lighting, a better grade of kitchen and bathrooms, branded electrical fittings.
Super lux
Marble in the reception and bathrooms, joinery made to measure, designed gypsum work and lighting, concealed air conditioning, branded sanitaryware and mixers.
Villas and special work
Carved pieces, book-matched marble, lifts, swimming pools, landscape. Here the job is priced from the drawing, not from the square metre.
These levels describe the work, not its price. We do not print prices because any figure written today is wrong within a week as steel, cement and the dollar move — and a printed figure makes people compare things that are not alike. What matters
What actually moves the price.
These are the items that move an apartment from one range to the next. Anyone who quotes without asking about them is guessing.
- The state of the unit before you start. A core-and-shell unit is not the same job as one with an old finish that has to come out. Demolition and removal alone is a costed line before anything is fitted.
- How many bathrooms and kitchens. These are the most expensive square metres in any home. A two-bathroom apartment can cost more than a larger one with a single bathroom — which is why pricing by the metre alone misleads.
- Floors. The difference between local ceramic and Galala marble over the same area is large. Flooring is usually the single biggest line in a finish.
- Electrical and plumbing. Every moved socket or outlet means chasing walls. Changing the lighting layout is far cheaper decided before plastering than after it.
- Air conditioning. Concealed ducted AC needs ceiling height, gypsum board and access hatches. It costs clearly more than split units, and it has to be decided early.
- Joinery. A kitchen and wardrobes made to measure are built in a workshop. Off the shelf is cheaper; made to measure uses the space better and lasts longer.
- Time. Urgency is paid for. A reasonable programme costs less than a compressed one, because compression means more labour and extra shifts.
