Measured survey, layouts, 3D visuals and a costed specification broken down by trade. You see where the money goes before you commit to it.

Strip-out, waste removal, new openings and blockwork, structural steel where walls come out, with engineer-approved drawings.

Plumbing, drainage, electrical, HVAC and low-current routed and pressure-tested before anything closes up.

Full Home Renovation — questions we get asked

What does turnkey actually include?

Everything between an empty shell and a home you can move into: design, permits coordination, demolition, structure, plumbing, electrics, HVAC, plaster, paint, stone, kitchens, wardrobes, doors, windows, shutters, ironwork, lighting and final cleaning. Loose furniture and appliances are optional packages. What it does not include is you chasing eight subcontractors — that is the entire point.

How long does a full renovation take in Egypt?

An apartment typically runs three to five months, a villa six to twelve, a chalet two to four. The variables that move it are structural changes, imported material lead times and how quickly decisions are made. Late client decisions are the most common cause of overrun, which is why we lock the specification early and give you a dated schedule you can hold us to.

How do you charge, and how are payments staged?

You pay every supplier directly, at their price, on a tax invoice in your name. We charge a management fee, agreed in writing before work starts, and we never touch the material price. Payments are tied to completed stages — first fix signed off, plaster complete, stone installed — rather than to dates on a calendar. Variations are priced and approved in writing before the work happens, never presented as a surprise at the end.

I live abroad — can you manage the project without me there?

A large part of our client base is overseas owners in the Gulf, Europe and North America. You get a weekly written report with dated photographs, video walkthroughs at each stage, and decisions batched into scheduled calls so you are not woken up for a socket position. We can also handle handover, snagging and key release with a representative you nominate.

Do you work in the North Coast out of season?

Yes, and it is the smartest time to build. Compounds are quiet, access is easier, contractors are available and we are not competing with every other crew for the same spring weeks. Winter design and construction is how a chalet gets finished before the season rather than during it.
