Air Conditioning & Ventilation

Air conditioning is the system nobody thinks about until it fails, and then it fails visibly: a brown stain spreading across a new gypsum ceiling, a bedroom that never gets cold because the unit was chosen from a catalogue, an outdoor condenser eaten through by three seasons of salt. We size it against the actual house, route it before the ceilings close, drain it properly and commission it with the numbers written down.

    Split & multi-split systems

    Wall and floor-standing units for apartments and room-by-room control, with pipe runs planned into walls and risers instead of stapled across a façade after the paint is finished.

  2. 02

    VRF / VRV systems

    One outdoor unit serving many indoor units with individual control — the sensible answer for a villa across three floors where you do not want a condenser garden on the roof and a meter running for empty rooms.

  3. 03

    Ducted & concealed units

    Concealed units in ceiling voids feeding linear or square grilles, with duct routes coordinated with the gypsum ceilings, lighting and structure so the ceiling does not drop 40 cm to hide a mistake, and access hatches at every unit.

  4. 04

    Chilled water for larger buildings

    Chillers, pumps, insulated pipework and fan coils where the load is beyond a sensible refrigerant system — larger villas, buildings and commercial premises — with plant located and acoustically treated rather than dumped on the nearest roof.

  5. 05

    Ventilation, drainage & commissioning

    Fresh air supply, kitchen and bathroom extraction ducted to outside, insulated condensate drains laid to fall and run to a real outlet, then commissioning: airflow, temperature split, drain test and refrigerant charge recorded and handed over.

Why does my air conditioning drip and stain the ceiling?
Almost always the condensate, not the unit. The drain was laid flat or backfalling, it was run into a ceiling void instead of an outlet, the pipe was not insulated so it sweats along its whole length in an Egyptian summer, or the trap dried out and the unit pulled water back. We lay drains to a measured fall, insulate them, terminate them somewhere real, and flood test before the ceiling is closed.
Split, VRF or ducted for a villa?
Splits are cheapest to install and to fix, but you see them and you run a condenser for every room. Ducted concealed units are invisible and quiet, and need the ceiling coordinated from the start. VRF costs more up front and earns it back in a house where rooms are used unevenly, because it modulates instead of switching whole units on and off. In most villas we mix them: VRF or ducted through the main floors, a simple split in the staff room and the gym.
My chalet is closed nine months a year. What does that change?
Everything about the specification. Idle equipment in sea air corrodes faster than working equipment in Cairo, so condensers get coated coils, stainless fixings, a raised and shaded position, and a rinse-down before shutdown. We leave you a written closing routine — isolate, drain, cover the right things and not the wrong ones — and we service before the season rather than in the first hot weekend when every engineer in Sahel is already booked.
How do you size a house that is only used for one hot weekend?
On pull-down, not on steady state. A closed house that has been baking for weeks needs capacity to drag the whole structure down on a Thursday night, which is a different calculation from holding a temperature in an occupied villa. That said, oversizing is its own failure: an oversized unit short-cycles, never runs long enough to dehumidify, and leaves a room that is cold and clammy at the same time. We calculate the load and tell you where we landed and why.
Can you install air conditioning in an already finished house?
Yes, and we will be straight with you about the disruption. Routes go through wardrobes, cupboards, small false beams and existing risers wherever possible, and where a wall must be chased we agree it and make it good, including the paint. What we will not do is hide a pipe run behind a decorative box and call it a design feature.
