Finishing company in Sheikh Zayed and 6th of October: apartments and villas

Looking for a finishing company in Sheikh Zayed and 6th of October? Itmam is based in Alexandria, and Sheikh Zayed and 6th of October are within our working area. Here is what changes when you finish a home west of Cairo: compound rules, desert heat and dust, receiving the unit before any work, and how a job runs with us from survey to handover.

Finishing in Sheikh Zayed and 6th of October: what is different?

Sheikh Zayed and 6th of October are two desert cities west of Cairo, with many compounds that have their own management and rules, districts of standalone buildings and villas, and a hot, dry, dusty climate. All of that changes how finishing should be planned.

  • Compound apartments: you share neighbours, an entrance and a lift, and a management with its own rules.
  • Villas, twin houses and town houses: a roof, a garden and a façade, and any outside change needs approval.
  • Standalone buildings and villas in the districts: no compound management, but the building has its own routine and neighbours.
  • Different handover states: red brick, semi-finished, finished by the developer, or a resale.
  • Owners who live elsewhere: agree from the start how you will follow the work and approve decisions from a distance.

Receiving the unit before finishing: what to check

Take formal handover and write every remark in the handover record before any worker goes in, because a defect found after finishing starts is hard to trace back to its source. The reference is your contract and its specification annex, not what your neighbour received.

  • The contract and specification annex: what should be there, item by item.
  • Area and layout: compare the rooms with the drawings, and measure the heights.
  • Walls and ceilings: cracks, walls out of plumb, or signs of damp or leaks.
  • Water and drainage: the points are where they should be, and the drains clear when water is poured in.
  • Power: the meter, the main board, and the capacity available against the AC units you plan.
  • The roof of a villa or top-floor unit: ask about the waterproofing and a flood test.
  • Windows and doors, if supplied: the seals, the glass, and how easily they open and close.

Photograph every remark, and ask for a written answer on what the developer will put right. Our handover checklist has a longer list, room by room.

Compound rules: what to ask the management before you start

Every compound has its own rules, and they change, so we do not list specific rules here. Get the answers in writing from the management before you fix any dates, and give a copy to whoever does the work.

  • Finishing permit: is one needed? Which documents, and who submits them: the owner or the contractor?
  • Working hours: on normal days and holidays, and the hours for noisy work.
  • Contractor and worker entry: registration, and gate passes for workers, vehicles and materials.
  • Deposit: is one paid before work starts? On what conditions is it returned?
  • Debris: where it is collected, who removes it, and where it goes.
  • Outside changes: the façade, windows, pergolas and the positions of AC outdoor units; treat them as not allowed until you have written approval.
  • Shared areas: use of the lift for materials, and protection of the entrance and stairs.

Any structural change, such as opening a wall or adding load on the roof, needs the management’s approval and a structural review before it is built, not after.

Heat and dust: plan for the desert climate from the start

Summers are hot, the sun is strong, dust gets in through any gap, and the difference between day and night temperatures is large, so decisions on insulation and windows are made before plaster and gypsum board, not after.

  • The roof: on a villa or a top-floor unit, thermal insulation together with waterproofing under the roof finish makes a clear difference to the rooms below, laid with falls to the drains.
  • Walls: they are easiest to insulate while they are being built; in a unit whose walls are already up, most of the gain comes from the roof, the windows and the shading.
  • Sun-facing glass: double glazing cuts heat and noise transfer, and on west- and south-facing façades ask about glass that reduces solar heat.
  • Shading: shutters or louvres on the outside stop the sun before it reaches the glass, which works better than a curtain inside.
  • Sealing windows against dust: profiles with continuous gaskets, brush seals on sliding windows, and a well-sealed gap between the frame and the wall. A hinged window usually closes tighter than a sliding one.
  • Floors: matt and honed finishes hide dust and scratches better than high gloss, and quartz belongs indoors, out of direct sun.

Finishing levels: specify the items, not the name

Names such as lux, super lux and ultra super lux are not a standard specification: what one company calls super lux another calls lux. The reference is the quotation, with every item named by material, size and method.

LevelWhat it usually meansAsk about
LuxBasic materials and acceptable workmanshipThe type of ceramic tile and sanitaryware, and the number of paint coats
Super luxPorcelain, gypsum board with concealed lighting in the reception, and wiring on separate circuitsMaterials by name, and the precision of levels and joints
Ultra super luxMarble or large-format porcelain, concealed AC and made-to-measure piecesDetailing, and how the ceiling, AC and lighting are coordinated

One thing should not change between levels: waterproofing in the bathrooms, kitchen and balconies with a water test before tiling, and proper earthing of the electrics. Our finishing levels page compares them in detail.

Working with us from Alexandria: how a job runs

We are based in Alexandria, and a job in Sheikh Zayed or 6th of October runs in written steps, so you know what was agreed at every stage.

  1. Send the details

The type of unit, its area and state, photos and drawings, and the compound’s rules if you have them.

  2. Survey and measuring

We visit the unit, measure every room, and record the state of the walls, ceilings, water and power points.

  3. The written quotation

An itemised quotation, line by line: materials, quantities, and what each line includes and excludes, before any work starts.

  4. Choosing the stone

Choose marble and granite from the stone catalogue on this site, or see them in person at our showroom in El Deresa, Moharram Bey.

  5. Approvals

Whatever the compound management requires is obtained before the first worker goes in.

  6. Works and workshop pieces

First-fix services are tested before the walls are closed, and kitchens, wardrobes, doors, vanities, metalwork and stone tops are made in our workshops and arrive on site ready to install.

  7. Handover

Every line checked against the quotation, every tap and circuit tried, and remarks written down and closed before handover.

Because you may not be on site every day, agree with us from the start how you will follow the work and approve decisions in writing.

Questions people ask

How much does it cost to finish an apartment in Sheikh Zayed?
It depends on the area, the unit’s state at handover, the finishing level, the floors, bathrooms, kitchen and AC, and any change to the layout. No honest per-metre figure exists before a survey: we visit, measure and give you a written, itemised quotation; you pay suppliers directly at their price, and our management fee is agreed in writing.
You are in Alexandria. Do you work in Zayed and October?
Yes, Sheikh Zayed and 6th of October are within our working area. We survey and measure on site, kitchens, wardrobes, doors and stone tops are made in our workshops and arrive ready to install, and you choose the stone from the catalogue on this site or at our El Deresa showroom.
Do I need a permit from the compound before finishing?
Ask the management before any work and get the answer in writing: the permit, working hours, worker entry, any deposit and debris removal. Rules differ from one compound to the next and change over time, so do not rely on what someone who finished years ago remembers.
How do I protect the flat from heat and dust?
On a top floor or a villa, start with thermal and waterproof insulation on the roof. Then the windows: profiles with good gaskets, double glazing on sunny façades, and shutters outside. Make sure the gap between the window frame and the wall is properly sealed against dust.
I have just received the flat from the developer. What should I check?
Compare the unit with the contract and its specification annex, look for cracks and signs of damp, try the water and drainage points, and ask about the electrical capacity. On a villa or top floor, ask about the roof waterproofing and a flood test. Write every remark in the handover record before anyone starts work.
How do I choose a finishing company in 6th of October?
Choose one that surveys before pricing, gives you a written quotation with every material named and sized, shows you real work, and ties payments to stages that are actually finished. Ask who buys the materials and whose name is on the invoice, and whether they will work to the compound’s written rules.
