Design & Engineering

We draw it before we build it. Our own architects and engineers produce the layouts, the 3D views and the working drawings, so you approve a picture of your own house rather than a description of it. The people who model it are in the same office as the people who will build it, which is why what gets built matches what you approved.

    Concept and layout

    Measured survey first, then plans that work as a house rather than as a drawing — where the sun lands in August, where the kitchen door swings, how a family of six actually moves through the ground floor.

  2. 02

    3D modelling and visualisation

    Photorealistic views of the rooms that matter, at the finishes and lighting temperature you actually chose. You walk the house before it exists, and you change your mind at the stage where changing your mind is free.

  3. 03

    Working and shop drawings

    Setting-out, joinery elevations, stone cutting layouts, ceiling and lighting plans, electrical and plumbing routes. The drawings our own workshops cut from, not sketches handed to a subcontractor to interpret.

  4. 04

    Engineering and coordination

    Structural sizing, loads, drainage falls and MEP coordination done before the trades arrive, so the air conditioning duct and the gypsum bulkhead are not discovering each other on site.

  5. 05

    Specification and quantities

    A written specification and a bill of quantities you can price against anybody. It is your document, not a lock-in, and it is the reason our quotes are comparable to a rival on the same basis.

Are the images on this page photographs?
No, and we label every one of them. They are 3D visualisations produced by our own design office, which is why each carries a Visualisation mark in the corner. Every photograph elsewhere on this site is a real frame taken on one of our sites. We will not blur that line: a render sold as a finished room is the oldest trick in this industry and it is the reason owners stop trusting contractors.
Can I take your drawings and build with someone else?
Yes. You pay for the design, so the drawings are yours. We would rather you priced our build against a rival on our own drawings and chose us on the number than tied you in. Most people come back, because the workshop that cut the drawings is the one that builds fastest from them.
Do I need a designer if I already have an interior designer?
No. Plenty of our work arrives with a designer already appointed and a scheme already agreed, and we build to it. What we add in that case is the engineering and the shop drawings — turning a beautiful scheme into something that can actually be cut, wired and drained.
How long before I see something?
A measured survey takes a day. Concept layouts follow within two weeks, and the first 3D views a week after that. Working drawings depend on how quickly decisions get made, which is usually the real timeline rather than our drawing board.
Is design charged separately, or included in the build?
Quoted separately so you can see what it costs, and credited against the build contract if you appoint us to construct. That way the design fee is not a hidden mark-up inside a builder price, and you can stop after design if you want to.
