North Coast — Sahel

Sahel is not a normal building market. You have a short season, a long empty winter, salt in the air, compound access rules and a client who is usually four hours away. We plan around all five, which is why our coastal projects finish before the season instead of during it.

The market

North Coast (Sahel), specifically.

We work the entire coastal strip from Sidi Krir through to Marsa Matrouh, with the heaviest concentration between Sidi Abdel Rahman and New Alamein. Chalets, standalone villas, twin houses, townhouses and penthouse units in the newer towers — the same divisions that build in Alexandria and Cairo, mobilised to the coast in batches.

Everything is fabricated in our own workshops and delivered complete, then installed by our own crew. That matters here more than anywhere: local availability collapses in season, and a project that depends on finding a carpenter in Marassi in July is a project that does not finish.

    Built for salt air

    Seaside-class powder coating, 316 stainless fixings, hot-dip galvanised steel, marine-grade hardware and moisture-hardened carcasses. Standard Cairo specification fails within a few seasons this close to the water.

  2. 02

    The terrace is the house

    Waterproofed decks, cool-underfoot bush-hammered stone, engineered pergolas and bioclimatic louvred roofs, outdoor kitchens in sintered stone, and lighting that makes the space work after dark.

  3. 03

    Sun and privacy control

    Motorised roller shutters, sliding louvred screens and solar-control glazing — the difference between a west-facing room you can use in August and one you cannot.

  4. 04

    Empty-house protection

    Surge protection, leak detection with automatic shut-off, away-mode automation and remote monitoring for a unit that sits closed eight months a year.

  5. 05

    Off-season programming

    Design in autumn, build through winter, hand over in spring. Access is easier, crews are available and you are not competing for the same six weeks as everyone else.

  6. 06

    Compound compliance

    We handle gate permits, working-hour restrictions, noise windows, waste removal rules and contractor registration with the compound management.

Can you finish a chalet before the summer season?
Yes, if we survey and sign drawings over the winter. Coastal work is brutally seasonal — everyone wants the same spring window, so the clients who open on time are the ones who committed months earlier. We batch coastal mobilisations to keep crews and transport efficient, which also keeps the price sane.
Do you work in Sahel out of season?
That is when we prefer to work. Compounds are quiet, gate access is straightforward, there are no noise restrictions to work around and materials move freely. Winter construction is the single easiest way to guarantee a chalet is ready before the season.
What specification changes on the coast?
Coatings, fixings and carcass materials, mainly. We move to seaside-class powder coat, 316 stainless, hot-dip galvanising and moisture-hardened board, and we specify sintered stone rather than quartz anywhere the sun reaches. It costs a little more once and it is the difference between a five-year finish and a fifteen-year one.
Do you handle compound permits and access?
Yes. Contractor registration, gate passes, working hours, lift bookings in the towers, protection of common areas and waste removal are all part of our mobilisation. You should not be negotiating with compound management on your own time.
I am not in Egypt during the works. How does that work?
Weekly written reports with dated photographs, video walkthroughs at each stage, and decisions batched into scheduled calls. We can hand over to a representative you nominate, or hold keys and complete snagging before you arrive.
