New Cairo is dominated by two jobs: finishing a core-and-shell delivery from scratch, and gutting a villa that was finished a decade ago to a standard nobody would accept today. We do a great deal of both, and they are the two we are called in for most often here.

Material selection is where most New Cairo projects lose weeks. We bring the slabs, door samples, hardware and finish panels to you on site — or you walk them at our Alexandria showrooms — so decisions get made against real materials in one visit instead of three rounds of photographs — and everything is fabricated in our own workshops and delivered complete.

New Cairo & Fifth Settlement — questions we get asked

How much does it cost to finish an apartment in New Cairo?
It depends almost entirely on specification, and anyone quoting a per-metre number before seeing the drawings is guessing. What we can tell you is where the money actually goes: stone, kitchens, bathrooms and joinery carry most of a premium budget, while plaster and paint are a small fraction. Send us the drawings and you get an itemised quotation broken down by trade.
Do you finish core-and-shell deliveries?
Constantly — it is the most common job in New Cairo and the New Capital. We take a bare concrete delivery through layouts, MEP design, plaster, screeds, stone, joinery, glazing, lighting and cleaning, and hand over a home ready to move into with as-built drawings and the suppliers’ warranty papers.
Can I see the materials before deciding?
Yes, and you should. We bring marble and quartz samples, kitchen door panels, hardware, glazing profiles and shutter sections to the property so you can judge them in your own light. For a large stone order we will also arrange a slab viewing so you approve the actual bundle before it is cut.
How long does a villa renovation take?
Six to twelve months for a full gut, three to five for an apartment. Structural changes and imported lead times move it most. You get a dated programme at contract and a written weekly update with photographs so you always know where it stands.
Do you work in Sheikh Zayed and the New Capital too?
Yes. Sheikh Zayed, 6th of October, Madinaty and the New Capital R7 and R8 districts are all within our routine working area, with the same crews and the same contract structure.
