Build & MEP

Electrical & Smart Home

Electrics are invisible until they are a problem. We design the circuits, chase and wire the first fix, build the boards to a schedule you can actually read, and light the rooms deliberately — then layer automation on top so the house does the obvious things by itself.

Scope of works

What we actually do.

Everything below happens inside our business — no subcontracted links in the chain.

  1. 01

    Design & load calculation

Circuit schedules, load balancing, cable sizing and earthing design produced as drawings, not decided on site by whoever is holding the chisel.

  2. 02

    First & second fix

Conduit and chasing, fire-rated cable where required, back boxes set to a datum, then sockets, switches, plates and terminations after decoration.

  3. 03

    Distribution boards & protection

Properly rated boards with RCBOs, surge protection, labelled circuits and an as-built schedule handed over on paper and PDF.

  4. 04

    Architectural lighting

Layered lighting design — cove, linear, track, spot and feature — with dimming, scene control and consistent colour temperature. We do the calculations rather than dotting downlights on a plan.

  5. 05

    Smart home & automation

Lighting scenes, motorised curtains and shutters, HVAC control, door entry, and app or panel control. KNX for large villas, wireless systems for retrofit.

  6. 06

    Security, networking & AV

Structured cabling, Wi-Fi coverage design, CCTV, intercom, alarm, TV distribution and multi-room audio.

Selection

How we scope it

  • Full villa electricalNew build / gut

Design through to certificate: boards, generator or UPS provision, external lighting, pool and pump circuits, and a labelled handover pack.

  • Apartment rewireRenovation

Replacing the aluminium wiring and undersized boards common in older Alexandria and Cairo buildings. This is a safety job first and a convenience one second.

  • Lighting design packageDesign-led

A lighting plan produced with the interior design — cove details, beam angles, colour temperature and scene programming.

  • Smart retrofitOccupied homes

Wireless lighting, curtains and climate control added without re-chasing walls. The practical route for a finished apartment.

  • Chalet & remote unitSahel

Surge protection, remote monitoring, leak sensors and away-mode automation for a home that is empty most of the year.

Questions we get asked

Electrical & Smart Home — questions we get asked

Do I need to rewire my apartment?
If it was wired before roughly the 1990s, or if you find aluminium conductors, undersized cable, no RCD protection or a board that has been extended repeatedly — yes, and it is a safety issue rather than an upgrade. We open the board, test, and give you a written finding. If a partial rewire is genuinely enough, we will tell you that instead of selling the full job.
What smart home system should I choose?
For a villa being built or gutted, KNX — it is wired, vendor-neutral and still serviceable in fifteen years. For a finished apartment, a good wireless ecosystem does ninety percent of what people actually use at a fraction of the disruption. The mistake is buying a closed proprietary system that dies with its manufacturer.
Can you do lighting design with my interior designer?
Yes, and it works far better that way. We take their ceiling and joinery drawings and produce a lighting layout with beam angles, cove dimensions and dimming zones, then flag where a detail will not physically house a fitting. Cove lighting in particular has to be coordinated before the gypsum goes up.
What protects a chalet that sits empty?
Surge protection at the board, a leak sensor with a motorised shut-off valve on the main, remote power monitoring and an away scene that shuts down non-essential circuits. Most out-of-season chalet damage in Sahel is water and surge, and both are cheap to defend against before they happen.
